A two-bedroom residence inside Villa La Gaeta—the lakeside estate immortalized in Casino Royale—has entered the market.
Some luxury properties offer a view; others offer a view with film history. A private residence inside Villa La Gaeta, one of Lake Como’s most recognizable waterfront estates and a filming location for the 2006 James Bond film Casino Royale, is currently being offered for sale through Italy Sotheby’s International Realty.
There is one important distinction: the main Villa La Gaeta is not for sale.
Instead, the property being offered is a two-bedroom apartment inside the same private estate, positioned within the south-facing historic annex near the marina. Sotheby’s lists the asking price simply as “Price Upon Request.”
Inside the Residence
The apartment measures approximately 121 square meters, or 1,302 square feet, and is arranged across two levels.
The upper level contains the main living space, opening onto a terrace overlooking Lake Como, along with a fitted kitchen, bedroom and bathroom. Downstairs, doors lead toward the marina area, with a second bedroom, bathroom and another room that can function as a study or dressing room, but the attraction extends well beyond the interiors.
The residence includes two parking spaces and an assigned boat berth, while the wider property offers residents access to a dock, swimming pool and its lakefront grounds. The combination makes Lake Como itself part of the property’s transportation system rather than simply its backdrop.
The Villa Behind the Movie
Villa La Gaeta occupies a promontory near San Siro on Lake Como’s western shore.
Its dramatic architecture was conceived by brothers Gino and Adolfo Coppedè. Municipal heritage documentation says the villa was completed in 1921, combining medieval references with the more decorative architectural vocabulary associated with Italy’s Liberty, or Art Nouveau, period.
The towers, exposed stone, brickwork and unusual lakeside silhouette would eventually give the property another life entirely.
In 2006, Villa La Gaeta appeared in Martin Campbell’s Casino Royale. Toward the end of the film, Daniel Craig’s Bond arrives at Mr. White’s Lake Como residence, placing the property at the center of the movie’s final reveal.
Twenty years later, that association remains part of the property’s identity.
Why It Matters
For PMG, this is where the listing becomes more interesting than its bedroom count.
Luxury real estate increasingly sells story as much as square footage. Architecture, provenance, famous former residents, fashion associations, and film appearances can transform an otherwise private property into something culturally recognizable.
Villa La Gaeta already had architectural significance before James Bond arrived. Casino Royale simply added another layer.
And unlike a film prop or piece of memorabilia, the person who purchases this residence can actually live inside that history.
There is also scarcity in the equation. This is not the sale of a new luxury development carrying a Bond-inspired marketing concept. It is an existing private residence located inside the real Lake Como estate audiences saw on screen.
That distinction gives the listing something developers cannot manufacture: authentic provenance.
What Happens Next
Italy Sotheby’s International Realty continues to market the residence with pricing available privately through the agency. A September 10 Italian listing update indicates the property was still being actively marketed this month.
For the eventual buyer, the purchase comes with the expected Lake Como ingredients—waterfront living, architecture, private boating access, and sweeping views. The James Bond connection is simply the detail that makes the address impossible to forget.
